CALGreen 4.106.4.2.2 — Simple Guide

California CALGreen Section 4.106.4.2.2 establishes EV charging requirements for new multifamily residential projects. The requirement depends on whether parking is assigned, unassigned/common-use, or a combination of both.

Assigned Parking

If the number of assigned parking spaces is equal to or greater than the number of dwelling units, provide one low-power Level 2 EV charging receptacle per dwelling unit.

If there are fewer assigned parking spaces than dwelling units, provide a low-power Level 2 EV charging receptacle at every assigned parking space.

Unassigned Parking

If the number of unassigned parking spaces is equal to or greater than the number of dwelling units, provide one low-power Level 2 EV charging receptacle per dwelling unit.

If there are fewer unassigned parking spaces than dwelling units, provide a low-power Level 2 EV charging receptacle at every unassigned parking space.

Assigned + Unassigned Parking

When a project has both assigned and unassigned parking, and the total number of parking spaces is equal to or greater than the number of dwelling units, provide one low-power Level 2 EV charging receptacle per dwelling unit.

The receptacle may be located in either an assigned or unassigned space, but not both for the same dwelling unit.

When Is the Additional 25% EV Charger Requirement Required?

For unassigned/common-use parking, after providing the required low-power Level 2 EV charging receptacles, 25% of the remaining unassigned/common-use parking spaces must be equipped with installed Level 2 EV chargers.

For example, if a project has 50 dwelling units and 70 unassigned parking spaces, 50 spaces receive the required low-power Level 2 receptacles. There are 20 spaces remaining, so 25% of those 20 spaces, or 5 spaces, must have installed Level 2 EV chargers.

Simple Rule

Parking ≥ Units → One low-power Level 2 receptacle per dwelling unit.

Parking < Units → Provide a receptacle at every available parking space.

For unassigned/common-use parking, also check the additional 25% Level 2 EV charger requirement.
